How much money does this Tamil Nadu scheme give back?
It reimburses 50% of the stamp duty and registration charges you pay when buying industrial land in a backward block of Tamil Nadu. There is no flat rupee figure — what you receive depends on the charges actually levied on your land purchase, so the amount varies from case to case.
Does the reimbursement cover the price of the land itself?
No. Only the stamp duty and registration charges on the purchase are eligible, and of those charges, half is reimbursed. The cost of the land is not part of the benefit.
Who is eligible to claim this reimbursement?
The scheme is for micro and small manufacturing enterprises. Your unit must be set up in a block that Tamil Nadu has declared backward, and the land must be bought for industrial use by that enterprise.
Which locations in Tamil Nadu qualify for the incentive?
Only areas the state has declared as backward blocks. Eligibility therefore depends on whether the block where your industrial land sits is one of those declared backward blocks.
Is there a cap on how much land the reimbursement covers?
Yes. As a rule the incentive is allowed on land up to five times the plinth area of the factory building. If your industry genuinely needs very large open land, that case can be considered as an exception.
Is this a loan, or does the government take equity in my company?
Neither. It is a reimbursement subsidy. You pay the stamp duty and registration charges upfront and the department returns 50% of them. No equity is taken in your business and nothing has to be paid back.
What is the last date to apply?
There is no fixed deadline — the scheme is rolling and always open. The date that matters is your own: the application must be submitted within six months of the date your commercial production begins.
How do I apply for the reimbursement?
Applications are made online through the Tamil Nadu MSME department portal, and the flow is as follows.
- Register on the portal with your name, date of birth, Aadhaar, email and mobile number, and set a password of at least 8 characters containing one uppercase letter, one lowercase letter and one number.
- Log in using the credentials you receive by email or SMS.
- From the Schemes menu, select this scheme and start a new application under Apply Online. Complete the mandatory fields, review the form, accept the terms and note down the reference number that is generated.
- Upload the required documents against your application ID in the format and size the portal specifies, and verify that each upload has gone through.
- Tick the declarations at the bottom of the screen and submit. A confirmation will reach your mobile phone.
- You can log in again later to track the status of your application, with updates also coming by email or SMS.
If my unit is medium or large, can I still claim this?
No. The benefit is limited to manufacturing enterprises classified as micro or small scale.
